July brought a slight shift in the Western Nevada County real estate market. Home prices eased from June's highs, homes took a little longer to sell, and inventory remained healthy, giving buyers more choices than we've seen in recent years.

While headlines may focus on declining prices, the reality is a bit more nuanced. Seasonal fluctuations are common during the summer, and a balanced market often benefits both buyers and sellers. Well-priced homes are still attracting attention, while buyers have a little more time to compare properties and make informed decisions.

The short version: the market is becoming more balanced. Buyers have more opportunities, and sellers who price strategically continue to see strong results.

One trend becoming more noticeable is the gap between list price and final sales price. July's median list price was $599,500, while the median sold price finished at $570,000. That difference suggests buyers are negotiating more often than they were during the peak seller's market.

People often ask if the market is slowing down. My answer is usually, "It's slowing down from crazy—not from healthy."
